Asset Management
Advising the investment group how to best structure the capital stack of debt and equity.
Assist in identifying the best investment strategy, form of ownership and investment, and potential pros and cons of each approach, including direct investment, joint venture, LP/GP, etc.
Working with key members of the investment team including broker, real estate agents, property managers, and leasing agents.
Generating, reviewing, and reporting property and portfolio financial performance and recommending any needed adjustments to achieve the investments long-term goals.
Overseeing the management of cash flow from individual property and the overall investment portfolios.
Directly working with ownership investment partners and lenders to determine the most effective use of leverage.
Providing investor relation services, including organizing, scheduling and leading annual meetings for each investment body.
Determining the holding period of each property by understanding the life cycle of each property through acquisition, holding, and eventual disposition.
Coordinate other status and progress reports for the property and coordinate other activities such as investor replacement, property refinancing and/or improvements, and property divestitures.
Marketing • Lease Up • Stabilization
Consistent meetings are set to discuss the absorption schedule, application and income eligibility requirements, tax credit delivery schedule, and review the lease-up and stabilized budgets
Evaluate the status of the primary rental market to implement strategies that provide the project with a competitive edge.
Develop timeline to establish, track and monitor the absorption milestones set forth by ownership.
Portfolio Management
Work to ensure distribution of cash flow is delivered to the investment team as defined in the investment offering and work with the property management team to provide regular project reporting and communications to the investment group.
Strategic planning asset management for all portfolio types and sizes to achieve target goals and maximize asset value.
Allocating capital and investment resources across the entire investment portfolio to complete capital improvements and add value.
Analyze portfolio for refinance opportunities to increase cash flow from utilizing intelligent financing structures with no cash out of pocket
Long-Term Exit Strategy
Ability to refinance debt structure to meet long-term ownership goals by buying out limited partners and negotiating with general partners
Evaluate asset deal structure and recommend exit strategy including options for sale, refinance, buyout, and syndication.
Management of debt and equity teams, third party reports, lender legal/due diligence process and title/escrow coordination.
